The mandate model, in plain terms.
The owner gives us the mandate.
Before a property appears here, the owner signs an agreement giving us the right to sell or let it. We record the terms, the agreed price, and the title position. Nothing goes live without that.
We see the property ourselves.
Every listing is visited. Photographs are ours. Measurements, condition, what works and what does not — recorded first hand, not copied from a WhatsApp forward.
You deal with one person.
Your enquiry comes to us. Not to a chain. Not to an agent who will introduce you to another agent. The person who answers holds the mandate and can act on it.
You inspect before you commit.
Pick a date that works for you and we confirm it. Inspections are free. If a property is not right, we will tell you so rather than push it.
The fee is one number, paid once.
We charge 10% on completion — paid by the buyer on a sale, or the tenant on a letting. There is no agreement fee, no legal fee and no caution fee from us. We do not take a cut of anything else.
If it is sold, it says sold.
Listings are re-confirmed regularly and marked the moment they go. Every property shows when it was last checked.
